Ready or Not?
Potential buyers will soon come to seek out their next home purchase. The question is—what will they see, and how will it make them feel? At Spruce Hall, we prepare homes to be experienced at their very best—highlighting key features, creating warmth, and presenting each space with clarity and purpose. The result is a home that stands out, photographs beautifully, and invites buyers to connect from the very first glance.

Light Staging, Thoughtfully Executed
Strategic, detail-driven styling designed to refresh key spaces and elevate the overall impression—without the need for full staging. These services focus on where buyers look most closely, helping each room feel clean, inviting, and intentionally presented.
Light Staging, Thoughtfully Executed (Vacant Properties)
The Essential Edit
Light Staging | $325
A simple, high-impact refresh that enhances the spaces buyers notice most.
Includes styling for up to three bathrooms, one kitchen, and one fireplace—bringing a sense of cleanliness, warmth, and visual balance to the heart of the home. Thoughtful accents help soften imperfections and create a polished, well-cared-for feel.
Enhanced Light Staging | $325
A more layered approach that adds depth, warmth, and a stronger emotional connection.
Includes everything in The Essential Edit, plus styling for architectural niches, curated greenery for main living areas, and welcoming front entry details that elevate the first impression from the moment buyers arrive.
The Signature Layer
Light staging items are placed for the duration of the listing for the one-time charge. The staging items remain the property of Spruce Hall. All items are removed once the property is clear to close or if the listing expires.
From Empty—or Almost—to Exceptional
Whether starting with a vacant home or one that’s partially furnished, these services bring everything together into a cohesive, elevated presentation. We thoughtfully source and place furnishings and décor to define each space, enhance flow, and help buyers immediately understand how the home lives.
Unlike traditional staging, this approach is not based on rental timelines. The items used become a lasting asset—retained for future listings, included in the sale, or donated for potential tax advantages. The result is a beautifully presented home and a smart, flexible investment.
Complete Staging | You set the budget
Furnishings and décor are thoughtfully selected to align with your home and your budget, creating a cohesive, fully realized presentation. Rather than renting items for a limited time, each piece is intentionally sourced as part of a lasting investment—remaining with the property, the seller, or the broker. This approach offers flexibility beyond the sale, whether for future listings, buyer inclusion, or charitable donation.
Staging Assist | Procurement and Placement $98/hour; Items charged at cost +15%
We build upon what’s already in place, supplementing and refining with carefully selected pieces that complete the overall look. Any added furnishings or accents are chosen with long-term value in mind, becoming part of your inventory rather than a temporary rental. The result is a polished, cohesive space with the added benefit of continued use well beyond the current listing.
Items are thoughtfully selected and purchased within your budget and become the property of the seller, broker or new owner—offering lasting value beyond the current listing.
